What to expect from an inspection and your inspector

The primary function of a home inspector is to ensure safety and functionality. That will include discovering any dangers, damages, deterrents. A home inspector must be both certified and insured, experienced and trained. Not everyone has the patience and love of home inspecting. It requires a serious commitment to details … and to people.

GVHI’s motto is “home inspection by home enthusiasts.” But truly the reason we love what we do is because of our commitment to people and their needs.

Why do you need an home inspection?

The purchase of a home can come with some unseen, unknown, unclaimed problems of which the seller may or may not be aware. Some of the more egregious finds an inspector comes across are often hidden by the seller (usually a company flipping a home), hoping you will not find them. Like lipstick on a dirty swine, it’s for the inspector to look passed the makeup and find what really stinks.

Here are some classic examples of what we might find during an inspection:

This electrical conduit had no boot or sealant, causing roof damage.

The process

  1. Contact us and setup a phone appointment. We will discuss your needs and see how we can help you. Answer all the questions on the form.
  2. Your inspector will setup the inspection appointment in our database.
  3. You will be sent the Pre-Inspection Agreement for signatory prior to the inspection date.
  4. Make payment as instructed in the email and text you have received.
  5. Await your (same day) results after the inspection
  6. If Radon is added, which is a 48-hour process, the report will be available after 48 hours, via email.
  7. If a crawlspace is found at the premises that had not been part of the prior agreement, a separate fee will be added upon arrive at the premises and an updated agreement will be emailed to you.

 

What an inspector can and cannot do:

The inspector cannot tell you the value of your home. We perform, by definition, a limited visual inspection. That is the job of a realtor. An inspector cannot recommend a third party (in order to maintain transparency and avoid conflict of interest). An inspector cannot recommend whether or not to buy (or sell) the home. That is for you to decide. An inspector cannot tell you cost of repairs. That is for a professional in whatever profession is required to make such repairs. An inspector cannot tell you the exact age of any roof or appliances. An inspector will not tell you city codes.

An inspector will tell you what is wrong with the home. An inspector will send you a report on many of the details found during the inspection. An inspector will ensure that you are fully informed and answer any and all questions. Most importantly, we do not disappear after the inspection. We are there for the long haul. You will remain in personal contact with your inspector until the end. An inspector WILL look over every corner of the home, inside and out.

  • ASHI Certified – We follow the ASHI standards for inspection, which is the “American Society for Home Inspectors” and is the longest-standing set of standards in the country.
  • ICA Certified: #29969 (International Compliance Association)
  • Liability Insurance through Next Insurance Company: If your inspector is not insured, the liability may fall on you as the buyer if the inspector damages anything or someone is injured in the home during the inspection. Most builders require inspectors to be insured for inspections of new homes.
  • Approved SUPRA Lock Box Users: This requires a criminal background check, proof of current insurance and business license.
  • Hands-on building experience: We have real hands-on with construction/remodeling experience. Having an inspector who understands how plumbing, electricity, construction and landscaping is designed, constructed and built translates into a higher quality inspection.
